Can I close in my LLC?
Yes. DSCR loans are one of the few mortgage products that allow you to vest title in an LLC, LP, or corporation — which is important for liability protection and estate planning. We handle entity closings regularly.
Do I need rental income history on the property?
For a purchase, a signed lease or appraiser's market rent analysis is typically sufficient. You do not need 24 months of rental history on the subject property.
What if my DSCR is below 1.0?
Some lenders offer programs down to 0.75 DSCR — meaning the property doesn't fully cover the payment. These are available at higher rates and lower LTVs. We have access to these programs.
Can I use a DSCR loan for a short-term rental (Airbnb)?
Yes. Many lenders accept short-term rental income using AirDNA data to estimate market rental income. This works well for SCV and Burbank properties near entertainment districts.
Is there a prepayment penalty?
Most DSCR loans have a step-down prepayment penalty — commonly 5% in year 1 down to 1% by year 5. If you plan to sell or refinance within that window, we can discuss lender options with shorter or no penalty periods.
